Priced street by street, not by square-footage guess
A full tear-off roof replacement in Lacey Township costs $7,500–$15,000 for most homes — Sea Breeze at Lacey ranches and Route 9 capes at the low end, lagoon-front homes in Forked River Beach and Sunrise Beach built to full coastal wind spec at the top. Roof replacement timing depends on roof size, complexity, weather, material delivery, access, and required inspections. The written proposal and confirmed schedule state the expected work sequence before installation begins. Call 848-633-6440.
Here’s where the numbers typically land on the roofs we actually work here:
| Where you live | What’s up there | Typical replacement |
|---|---|---|
| Sea Breeze at Lacey | mid-2000s single-story ranches, builder-grade shingles | $7,500–$10,000 |
| Route 9 corridor — Forked River & Lanoka Harbor | 1960s–80s capes and ranches, often on a second or third roof | $8,500–$13,000 |
| Forked River Beach & Sunrise Beach | 1960s–70s lagoon homes, full 130 mph coastal spec | $10,000–$15,000+ |
| Bamber Lake & west of the Parkway | mixed-era pinelands homes under heavy tree cover | $8,000–$13,000 |
What moves your number is pitch, layers to tear off, deck condition, and wind spec — the NJ roof cost guide breaks down every line item.
The spec changes east of Route 9
A northeast blow crosses miles of open Barnegat Bay before it reaches a lagoon roofline, so on Forked River Beach and Sunrise Beach we install 130 mph wind-rated architectural shingles with six nails per shingle, hand-sealed starter and rake courses, and corrosion-resistant fasteners that shrug off salt air. West of the Parkway the threat flips: standard architectural shingles hold fine toward Bamber Lake, but we pay extra attention to ridge ventilation and clean drip-edge detail, because pine litter and trapped moisture kill those roofs long before wind does.
Permit, tear-off, dinner
We file the re-roof permit with the Lacey Township Building Department on West Lacey Road before a shingle moves. Install day starts around 7 AM with full tear-off — never a layover — and a real deck inspection. Houses from the Oyster Creek boom of the ’60s and ’70s often hide soft plywood under old layers; we swap bad sheets on the spot at the per-sheet price already printed in your quote. Then ice & water shield at eaves and valleys, synthetic underlayment, new drip edge and flashing, shingles to the spec above, ridge venting matched to your attic — and a magnetic nail sweep before we leave. Photo or drone documentation may be included when appropriate for roof access, safety, and project scope.
