Roof replacement timing depends on roof size, complexity, weather, material delivery, access, and required inspections. The written proposal and confirmed schedule state the expected work sequence before installation begins. We file the permit with the Barnegat Township Construction Department, install 130 mph wind-rated architectural shingles as the baseline on bayside streets, and every estimate is free and itemized. The spec sheet, Barnegat edition
Every replacement gets a full tear-off (never a layover), a real deck inspection, ice & water shield at eaves and valleys, synthetic underlayment, and new drip edge and flashing throughout. Then the spec follows the geography. East of Route 9, near the municipal dock, we fasten with six nails per shingle, hand-seal starter and rake courses, and use corrosion-resistant fasteners that shrug off salt. West of the Parkway, out toward Cloverdale Farm, the pines are the threat instead: algae-resistant shingles for shaded slopes, and ventilation matched to your attic so summer heat doesn’t cook the new roof from below. Your install day, start to finish
Cars out of the driveway the night before. Tear-off starts around 7 AM, the deck is inspected and repaired by mid-morning, the roof is dried-in before lunch, shingles run through the afternoon, and a magnetic nail sweep of the lawn and driveway closes it out. Photo or drone documentation may be included when appropriate for roof access, safety, and project scope.
