When your roof leaks tells us where it’s failing
Waretown fights weather on two fronts, and that makes the timing of a leak the first diagnostic clue:
- Leaks only during storms point east. On Skippers Cove and Sands Point Harbor lagoon homes, a hard blow off the bay drives rain sideways under edge courses, ridge vents, and flashing that holds fine in normal rain. Homeowners chase these ghosts for years because the roof tests dry on a calm day.
- Leaks in every decent rain point west or to plain age: needle-dammed valleys and gutters on the wooded Brookville lots, split pipe boots and nail pops on 2000s Greenbriar Oceanaire ranches, and worn step flashing on the older capes near Waretown Lake.
Either way, we start in the attic, follow the water line back to its true entry point, and confirm it topside before naming a price — the stain on your ceiling is almost never under the hole.
What common Waretown fixes actually run
| The repair | Where we see it | Typical range |
|---|---|---|
| Pipe boot or vent reseal | Greenbriar ranches around year 15–20 | $350–$550 |
| Re-fasten and hand-seal wind-lifted courses | Bay-facing lagoon slopes | $450–$900 |
| Chimney or wall flashing rebuild | Route 9 village capes | $600–$1,200 |
| Valley clear plus edge repair after pine damming | Brookville, west of the Parkway | $400–$1,000 |
On lagoon homes we replace corroded fasteners and flashing with corrosion-resistant metal while we’re up there — fixing the leak twice is a business model, just not ours.
When a repair would be taking your money
Two Waretown roof populations sit near the replacement line: Greenbriar Oceanaire’s builder shingles from the 2000s, now aging out street by street, and lagoon homes on their second or third roof since the 1960s–70s. Isolated damage on a roof under about 15 years old is a repair, full stop. Current third-party financing options may be available, subject to lender disclosures, terms, and approval. Paragon is not a lender and does not guarantee approval or a particular payment. Related resources: replacement quote, these are the signs we look for, and financing information.
